What tuckpointing actually fixes

Mortar is the sacrificial part of a brick wall. It is supposed to wear out before the brick does. After enough Chicago winters, the joints crack, go soft, and start to recess. Once that happens, rain and snowmelt soak into the wall instead of running off it. That water is what causes interior plaster stains, spalling brick faces, and bricks that eventually work loose.

Tuckpointing means removing the deteriorated mortar to a consistent depth and packing new mortar back into the joints in layers. Done right, the wall sheds water again and the brick itself is protected.

Signs your walls are due

• Joints you can scratch out with a key or screwdriver
• Hairline or stair-step cracks running through the mortar
• Mortar recessed well behind the brick face
• Damp or stained plaster on the inside of an exterior wall
• White efflorescence streaks after rain
• Brick faces flaking or popping off (spalling)

How we approach a Chicago tuckpointing job

Most of what we see is common brick on two-flats, three-flats, bungalows, and small storefront buildings across Chicago and the near-west suburbs. Older walls often need a softer mortar than what a big-box bag gives you. Mortar that is harder than the brick can push damage into the brick itself, so we look at the existing joints and brick before we mix anything.

We also look at where the water is coming from. Tuckpointing a wall under a failed parapet cap or a bad roof-to-wall flashing only solves half the problem. If the top of the wall is the real source, we will tell you and quote parapet repair alongside the joints.

Spot repair or full wall?

Not every building needs every joint redone. Chimneys, parapets, and the weather-facing side of a building usually fail first. We quote the areas that need it now and tell you plainly which areas can wait. If the damage goes beyond the mortar — cracked or displaced brick, failing lintels, bulging sections — that moves into masonry and brick restoration.
