Leaks start small and spread

Water travels along the deck and insulation before it shows up on a ceiling. The longer it goes, the more insulation, deck, and interior finish get soaked. Getting it looked at quickly almost always costs less than waiting.

What we repair

• Wind damage — lifted or torn membrane, loose edge metal, and seams peeled open by strong gusts
• Flashing failures — at parapets, roof-to-wall transitions, chimneys, skylights, and HVAC curbs
• Penetration leaks — vent pipes, exhaust stacks, and conduit where the seal has cracked or pulled away
• Storm debris damage — punctures and tears from branches and flying debris
• Ponding-related leaks — water sitting at seams and low spots, often around clogged drains

How we track down a leak

We start inside if we can, noting where the water shows up, then go to the roof above and work outward. We check flashings and penetrations first, because that is where most leaks begin, then the seams and field of the membrane. You get photos of what we find, not just a verbal explanation.

Most flat roof repairs use modified bitumen patches and new flashing bonded into the existing roof. If the damage is widespread, we will tell you honestly whether flat roof replacement makes more sense.
