What tuckpointing actually fixes

Mortar is the sacrificial part of a brick wall. It is supposed to wear out before the brick does. After enough Chicago winters, the joints crack, go soft, and start to recess. Once that happens, rain and snowmelt soak into the wall instead of running off it. That water is what causes interior plaster stains, spalling brick faces, and bricks that eventually work loose.

Tuckpointing means removing the deteriorated mortar to a consistent depth and packing new mortar back into the joints in layers. Done right, the wall sheds water again and the brick itself is protected.

Signs your walls are due

  • Joints you can scratch out with a key or screwdriver
  • Hairline or stair-step cracks running through the mortar
  • Mortar recessed well behind the brick face
  • Damp or stained plaster on the inside of an exterior wall
  • White efflorescence streaks after rain

How we approach a Chicago tuckpointing job

Most of what we see is common brick on two-flats, three-flats, bungalows, and small storefront buildings across Chicago and the near-west suburbs. Older walls often need a softer mortar than what a big-box bag gives you. Mortar that is harder than the brick can push damage into the brick itself, so we look at the existing joints and brick before we mix anything.

We also look at where the water is coming from. Tuckpointing a wall under a failed parapet cap or a bad roof-to-wall flashing only solves half the problem. If the top of the wall is the real source, we will tell you and quote parapet repair alongside the joints.

Spot repair or full wall?

Not every building needs every joint redone. Chimneys, parapets, and the weather-facing side of a building usually fail first. We quote the areas that need it now and tell you plainly which areas can wait. If the damage goes beyond the mortar — cracked or displaced brick, failing lintels, bulging sections — that moves into masonry and brick restoration.

How we work

Tuckpointing in four steps

  1. Walk the walls — we check the joints, the brick, and where water is entering, including the roof edge and parapets.
  2. Written quote — the areas to repoint now, what can wait, and any related repairs we noticed.
  3. Grind and repoint — failed mortar removed to a consistent depth, joints cleaned, new mortar packed in and tooled to match.
  4. Clean up and walkthrough — we clean the work area and walk the finished walls with you before we leave.

Tuckpointing questions

How do I know if I need tuckpointing?
If the mortar is crumbling, recessed behind the brick face, or cracked, or you see damp plaster on the inside of an outside wall, have it looked at. We can tell you on site whether it needs repointing now or can wait.
Will the new mortar match my old joints?
We look at the color, texture, and joint profile of your existing mortar and mix to get as close as practical. New mortar always looks a little fresh at first and weathers in over time.
Do you tuckpoint the whole building or just problem areas?
Either. Many jobs are the chimney, the parapet, or the side that takes the weather. We quote what needs it and tell you what can wait.
What time of year can you tuckpoint in Chicago?
Mortar needs to cure without freezing, so most tuckpointing happens from spring through fall. Call early in the season if you want a spot on the schedule.
Can tuckpointing stop a leak?
It stops water coming through failed joints. If the leak is really from a parapet cap, roof flashing, or roof membrane, we will point that out so you are not paying for the wrong fix.
